Affordable Housing vs Regular Group Housing in Haryana

Affordable housing • group housing • buyer guide

Why the distinction matters

Affordable housing projects can operate under policy-specific eligibility, pricing, unit-size and transfer conditions. Regular group housing is generally governed by a different project and commercial framework. The exact rules depend on the policy and project.

Faridabad buyer view: price & lifestyle difference

For the Faridabad affordable-housing projects commonly discussed on this website, the basic affordable-housing rate is ₹5,450 per sq ft of carpet area where that rate applies to the applicable project/policy framework. Project-specific components such as balcony charges, taxes and other permitted charges can be additional.

In contrast, a regular group-housing / normal high-rise project does not have a government-fixed ₹5,450 rate. The developer determines the project's market price, subject to applicable approvals, RERA disclosures, agreement terms and law. The actual price can vary significantly by project, sector, floor, size, view, amenities and market conditions.

Green area, open space & amenities

🌳 Affordable housing

Affordable projects are designed around the applicable policy and cost structure. Compared with premium regular high-rises, the green/open-space provision and amenity offering can be more limited. Typically, buyers should expect practical community facilities rather than a luxury-club lifestyle.

The common setup can include a community centre and children's playing area, while facilities such as a full-scale clubhouse and swimming pool are generally not the focus.

🏊 Regular high-rise / group housing

Regular high-rise projects can offer a much broader amenity package—such as a clubhouse, swimming pool, gym, sports/recreation facilities and landscaped green areas—depending on the project.

They can also provide more open/usable spaces within the project and, depending on design, larger balconies or more spacious layouts. These features are project-specific and should always be checked in the approved plans and RERA disclosures.

Before booking an affordable unit

Do not rely on the phrase “affordable” alone. Check the current government policy, project-specific allotment rules, eligibility, payment schedule, transfer/resale conditions and the official RERA record where applicable.
