What is RERA?

The Real Estate (Regulation and Development) Act, 2016 was created to regulate and promote the real-estate sector, improve transparency and protect consumers. Haryana projects fall under the Haryana Real Estate Regulatory Authority where applicable.

Check registration

Search the project on the relevant RERA authority portal and compare the promoter, project name, location, units, approvals and registration status.

70% separate account

Section 4 requires 70% of amounts realised from allottees for a registered project to be kept in a separate scheduled-bank account for land and construction costs, subject to the Act.

Buyer rights

RERA provides statutory protections relating to information, possession, interest/refund in specified situations and other allottee rights.

RERA does NOT mean “zero risk”

Registration is not a guarantee of appreciation, investment return, title quality beyond the documents filed, construction quality, or a dispute-free project. A buyer should still verify title, approvals, agreements, payment terms and the actual site.

5-minute RERA check

  1. Find the official registration number.
  2. Match promoter and project name.
  3. Check sanctioned plans and declared project details.
  4. Check promised completion/possession information.
  5. Read the uploaded legal and financial disclosures before paying.
